Sevda’s journey into renovating began with a realisation: her day job in construction, while fulfilling, wouldn’t provide the financial freedom she desired. Determined to chart a new course, she turned to renovating to supplement her income and eventually replace her job.

I wanted something I could love and do forever while achieving financial independence,” Sevda shared. Her leap into the world of renovation was fueled by a combination of ambition and education.

Despite her background in construction, Sevda recognised that renovating for profit required a unique skill set. She joined the Wonder Women program to learn the nuances of renovating for profit—a decision that has already paid dividends.

“In construction, you learn to build large projects, but renovating for profit involves much more: valuations, financial feasibility, and design elements,” she explained. Sevda learned to approach projects strategically and avoid costly mistakes by investing in herself.

Overcoming Challenges

Renovating isn’t without its hurdles, and Sevda’s projects presented their fair share:

  1. Bathroom Setbacks: A leaking pipe delayed progress, requiring costly rework and causing significant frustration.
  2. Flooring Issues: Improper levelling material led to leaks in a neighboring unit, necessitating repairs covered by the contractor’s insurance.
  3. Trade Coordination: Managing trades was a delicate balancing act, requiring assertiveness and meticulous planning.

Sevda’s resilience in overcoming these obstacles highlights an essential lesson: every project offers valuable learning opportunities.

Secrets to Success of a Profitable Renovator

Sevda attributes much of her success to key strategies and support systems:

  • Leveraging Equity: By drawing on equity from a Queensland property, she financed her Sydney project smartly.
  • Strategic Design Choices: Working with an architect who also provided interior design concepts elevated the aesthetics of her renovations. Using luxurious materials like marble tiles and integrated appliances created a high-end feel while staying within budget.
  • Proactive Problem-Solving: From sourcing steel doors from China to finding a responsive joiner, ingenuity and adaptability were pivotal.

Big Wins

One of Sevda’s proudest achievements was transforming a studio into a luxurious one-bedroom apartment with the potential for a $100,000 profit. The success of this project was bolstered by timely approval from the strata committee, a new joiner who delivered exceptional results, and a stunning final design.

Looking Ahead

Sevda is now focused on expanding her portfolio and pursuing joint ventures. Her ultimate goal? To manage at least two projects a year and fully transition from her current job.

I want to pitch to agents for joint ventures and take on more renovations to build a steady income stream,” she said. Sevda’s ambition and the skills she’s gained position her for continued success.
